Our Inspectors will inspect:

• Exterior and Structure:

• ·        Foundation: check for cracks, settling, moisture, and other issues. 

• ·        Roof: inspect the shingles, flashing, and other components for damage or wear. 

• ·        Walls and Siding: Look for cracks, damage, or signs of water intrusion. 

• ·        Doors and Windows: Assess functionality, including proper sealing and operation. 

• Interior:

• ·        Attic: Inspect insulation, ventilation, and any signs of moisture or pests. 

• ·        Basement/Crawlspace: Check for moisture, foundation issues, and evidence of pests. 

• ·        Plumbing: Test water pressure, look for leaks, and assess the condition of pipes and fixtures. 

• ·        Electrical: Inspect outlets, switches, and the electrical panel for safety and proper function. 

• ·        Mechanical Systems (HVAC): Assess the heating and cooling systems for age, condition, and proper operation. 

• ·        Appliances: Inspect the major appliances like the oven, dishwasher, and refrigerator. 

• ·        Interior Finishes: Check for signs of water damage, mold, and other issues. 

• Important Considerations:

• Inspectors prioritize safety issues like faulty wiring, potential fire hazards, and structural problems. 

• ·        Big Ticket Items:

• Inspectors look for major issues like foundation problems, roof leaks, and HVAC system failures that could require costly repairs. 

• ·        Cosmetic Issues:

• Minor cosmetic issues are typically not a major concern for inspectors.
